How To Sell A Luxury Home

Frustrated with the traditional approach of selling your home?  Feel like your real estate agent really isn't working at actually selling your home?  You're not alone.

The problem with selling a home through a traditional real estate agent is that you have to wait for the buyer to come along--usually through another agent.  It's a very passive approach.  If the house is improperly priced, you'll "wait" a really long time.

When you list your home with a real estate agent, you pretty much know the drill.  He or she will put your home on the MLS, put a sign out in front of your house, invite a bunch of other agents from their office to preview the house in a walk-through (which is basically just a social hour for the agents), send out some postcards to your neighbors (which actually has the dual purpose of advertising your house and trying to secure their next listing), and they will hold open-houses at your home (sometimes hosted with people from their office that don't actually know very much about your home).  If you are lucky, they will actually advertise on your behalf in local magazines and newspapers.  However, with the slowdown in the real estate market, most agents can't afford to advertise anything because they aren't selling properties.  If they aren't closing on properties, they don't have the cash flow to spend money on advertising.  If they don't advertise, they can't move properties---it's a Catch-22.
